How to Prepare Your Utah Roof for Winter

Get your Utah roof ready for winter. Ice dams, snow loads, and ventilation — everything Utah homeowners need to know before the first snow falls.

Utah winters are serious business for roofs. Heavy snowfall, freeze-thaw cycles, ice dams, and wind events can turn a minor roofing issue into a major interior water damage claim. Here's what to do before the first snow hits.

1. Get a Fall Roof Inspection

October is the ideal time for a roof inspection in Utah. A qualified inspector will check for: cracked or missing shingles, compromised flashing around chimneys, skylights, and vents, deteriorated caulking, signs of existing water intrusion in the attic, and gutter condition and drainage. Catching a $400 repair in October is infinitely better than a $15,000 emergency in February.

2. Clean Your Gutters

Clogged gutters are one of the leading causes of ice dams. When gutters are full of leaves and debris, water backs up under shingles, freezes, and expands — forcing water into your home. Clean gutters thoroughly before the first hard freeze, and make sure all downspouts drain at least 6 feet from your foundation.

3. Understand Ice Dams

Ice dams form when heat from your living space escapes through the attic, warms the roof surface, and melts snow. The meltwater runs down to the cold eaves and refreezes, forming a dam. Water then backs up under shingles and into your home. The fix is rarely a roofing problem — it's an insulation and ventilation problem. We assess both during our inspections.

4. Check Attic Ventilation

Proper attic ventilation keeps the roof surface at outside temperature, preventing ice dam formation and extending shingle life. Signs of poor ventilation: unusually large icicles, ice dams, attic frost in winter, excessive heat in summer, or shingles aging faster than expected. We scan attic ventilation on every inspection.

5. Know Your Roof's Snow Load Capacity

Most modern Utah residential roofs are engineered for 40–50 lbs per square foot of snow load. Wet, heavy snow — especially the Great Salt Lake lake-effect events common in Davis County — can approach these limits quickly. If your roof is older or shows signs of sagging, a structural inspection before winter is worth the cost.
